Asphalt repairs (2022 - COMPLETE)
2023 Spring & Summer : Work schedule will be identified and provided no later than the spring AGM. This work has been temporarily postponed in favour of work to reduce the chances of the recurrence of ice damming
2022-08-30 : Preliminary asphalt repairs were completed last week on the most significant problem areas in the complex. More work is still needed and options are being researched for a presentation at the pending meeting of Unit owners in October. More significant work will be discussed/determined/finalized at the meeting so watch for further information on the date and time.
2022-08-04 : You may have noticed some pink paint marks on our roadways? Some minor repairs are planned for this year to see us through until the planning for the Reserve Fund upgrades is complete. City Asphalt has been selected to do the work this year and they will give us advance notice prior to commencing.
Bats Exclusions (2022 - COMPLETE)
2024 - The bat exclusions installed in 2022 were planned to be removed in 2023 when the soffits were replaced to enhance venting. Unfortunately, contractors were unavailable so the work will hopefully be completed this summer as we have a verbal agreement with a contractor to replace soffits this year.
2023 Spring : Bat exclusions installed in 2022 will be removed. Given the approaching buildings exterior rehabilitation, further Bat exclusions will only be done in extreme situations as determined by the Board in an effort to minimize costs that will be of no value once the exteriors have been replaced. NOTE : This work has been postponed in favour of work to reduce the chances of the recurrence of ice damming
2022-11-02 : The sealing of Bat entrances and the installation of exclusions, where needed, has been completed for the 2022 season.
2022-09-28 : The contractor has been hired and commenced sealing of intrusion points on Units 57, 58, and 59 today.
Work on Units 22-25 and Units 28-30 will be done on 30 Sept - 01 Oct.
2022-09-21 : A Contractor was on site this morning to determine their availability & cost and we are awaiting their response.
2022-09-19 : A work plan has been developed to address the 3 most significantly affected blocks of buildings and a Contractor has been contacted to provide a price quote and indicate availability to start work immediately.
2022-09-15 : An email was recently sent to all Unit owners asking IF they were aware if they had any Bat infiltrations. Thank you to the minority of Owners who have responded so far as Inspections will commence on Friday 16 Sep. at Noon. Please respond to the email ASAP so the inspector can determine which Units to look at for exclusion procedures. Thank you for your cooperation !
Downspout repairs
2024 : Eaves troughs cleaning will be done this year and the Board is currently in contact with the contractor that did so in the fall of 2023 as by all accounts he did a good job. In due course a review of winter downspout damage will be undertaken and repairs made as needed.

June 2023 : Due to the very poor performance of the eaves trough cleaning contractor in the spring of 2022, a "Work Bee" was organized by the Board to clean the lower level eaves troughs as these are the most likely to be congested with leaves and birds nests.
A small group of volunteers is heartily thanked for getting this done !

2022-09-13 : Most of the repairs / extensions / replacements / un-clogging of the downspouts throughout the complex have been completed with only a few exceptions. Please watch the eaves and downspouts on your Unit when it rains to note if they are operating correctly so we are able to correct any problems prior to winter. 2022-08-30 : Materials are in place and the remainder of the work to complete repairs / extensions / replacements / un-clogging of the downspouts throughout the complex is underway. Units having work done have been identified with a spot of orange paint and will be done as our volunteer has time between his other commitments.
2022-08-15 : The crushed downspouts on the separation walls of the decks of the 3 story Units have been replaced. The same volunteer for that work will now be completing repairs / extensions / replacements and un-clogging of the downspouts at ground level throughout the complex over the next few weeks as he has time available.

2022-06-28 : It became abundantly clear from the recent heavy rainfalls that repairs are needed to some downspouts. One of our residents has graciously volunteered his time to repair & replace damaged downspouts throughout the complex for your benefit. Materials will be provided by AC this week, work will commence shortly, and will be done on a priority basis as his spare time permits. Fence Replacement / Repairs

2023 Spring : Given the Fence replacement project at the property entrances is set to commence in 2023, further repairs and/or staining will only be done in extreme situations as determined by the Board in an effort to minimize costs that will be of no value once the fences have been replaced.
Ice Damming
Spring 2024 - The Board is in contact with 2 potential contractors to continue the venting replacement work this summer. This year the plan is to ensure better attic ventilation by replacing the blocked soffits, and ensuring proper air flow through the attic spaces with better roof vents and ensuring insulation is not blocking air flow.
Summer - Fall 2023 - Despite contacting numerous contractors, none were available due to having already committed their resources elsewhere for the season. The only work that was able to be completed was the relocation of the bathroom venting from the soffit areas to direct exterior venting thereby reducing some of the heat-load and moisture in the attic spaces. Soffit and roof vent replacement is planned for the summer of 2024.
11 June 2023 - At the direction of owners at the spring 2023 AGM, the projects that had been prepared for 2023 have been postponed. The Board is actively pursuing a way to try to mitigate/resolve the long standing issue of ide damming as quickly as possible .... ideally before the 2023-24 winter season. As this is an extremely aggressive timeline, the Board has engaged an Architect and met with contractors to devise a plan that is achievable, effective as possible, and cost effective.
NOTE : The Board has confirmed that ice damming is significantly created/exacerbated by environmental factors beyond our control. Although efforts will be undertaken to try to mitigate the recurrence, there's no guarantee that any work completed this summer will 100% stop the recurrence.
13 April 2023 - The winter of 2022-2023 presented us with adverse weather conditions and has been one of the worst in recent memory for ice damming. The Board has tried to keep you informed of our efforts by way of emails as the situation developed. To mitigate the potential for damage, we had snow removed from the roofs twice beginning in mid January and again recently by having channels chipped through the ice to help the meltwater escape. This has been a difficult, dangerous, and expensive proposition requiring a fair amount of labour and equipment. Even then, not all roof sections/levels were accessible. In particular, safe access to the back side of the units was difficult and we appreciate that everyone is doing what they can to minimize any/more damage. We will be in touch in the near future to assess any Units that have sustained water damage.
The melting is nearly complete and once a period of time elapses to let things dry out, an assessment will be made to see if any of the damage warrants an insurance claim. To that end, if there are any of you that have not yet advised us of a problem in your Unit, please do so. Pictures are appreciated.
Walls, ceilings and flooring are insured under the condo corporation’s policy so any claim will have to go through the Board. We do not know yet if damage in multiple units would be treated as 1 claim or individual claims but either way, our deductible is $25,000 so it may not warrant a claim. There will be some further discussion around insurance claims at the upcoming AGM.
In the meantime, keep doing what you can to dry out the affected areas in your unit. Running a fan is helpful and if anyone needs one, let us know and we’ll see if we locate one for you to borrow.

Landscaping Replacement project - front entrances

Lighting repairs (2022 - COMPLETE)
2022-08-02 : The Light standards in the central area of the complex were replaced last week with much more efficient LED bulbs and this will save significantly on the power consumed. Also, in consultation with and at the request of a number of Unit Owners living adjacent to the light standards, lower light output bulbs were installed as it was generally felt the lights were too bright for such close proximity to the Units.
Staining (Buildings) (2022 - COMPLETE)
2023 - This work has been postponed in favour of work to reduce the chances of the recurrence of ice damming
2023 Spring : Given the Building exteriors are to be replaced, further repairs and/or staining will only be done in extreme situations as deemed necessary by the Board in an effort to minimize costs that will be of no value once the exteriors have been replaced.
2022-11-02 : The contractors completed all 2022 work including a small list of deficiencies late in October.
Stucco repairs/replacement (2022 - COMPLETE)
2023 June : This work has been temporarily postponed in favour of work to reduce the chances of the recurrence of ice damming
2023 Spring : 2023 repairs and/or replacement will be done on a priority basis as determined by the Board and an inspection will be done in the spring to determine the need and order of that work.
2022-06-26 : The work completed on 16 June other than a couple of minor deficiencies which was addressed later that week.
